Air Quality Assessment

An Air Quality Assessment will quantify adverse air quality potentials identifying appropriate measures to minimise or mitigate emissions and exposure to air pollution.

Biodiversity Net Gain (BNG)

Save limited exceptions, from April 2024 10% BNG is a new mandatory requirement in England for all development. BNG seeks to ensure that development leaves the natural environment in a measurably better state than before.

Construction Environmental Management Plan (CEMP)

The CEMP is a report setting out how a developer will manage and minimise adverse environmental impacts of development through construction to comply with any relevant environmental legislation.

Daylight/Sunlight Assessment

A Daylight/Sunlight assessment is required where proposals indicate potentials for significant adverse impact on the current levels of ....

Fire Statement

All applications require consideration. Relevant buildings would be 18m or more in height or 7 storeys – containing 2 or more dwellings / educational accommodation.

Flood Risk Assessment

A FRA is required for all applications where all or part of the site falls within Flood zones 2 or 3.

Landscape Plan

A landscape plan may be required whether as part of the principal submission or for purposes of discharging conditions, post approval.

Landscape and Visual Impact Assessment (LVIA)

An LVIA is required for all major applications and proposals in the countryside. The LVIA will assess likely effects of the proposed development on the landscape together with proposed measures to mitigate impacts.

Lighting Assessment

A lighting assessment is required for all applications where any sort of illumination is to be installed including commercial uses, recreational uses, security lighting and floodlighting.

Noise Assessment

A Noise Assessment will identify potential noise sources, noise sensitive receptors and relevant mitigation measures.

Transport Statement

For minor applications a Transport Statement will outline transport considerations including access parking cycle parking, servicing and refuse.

Tree Survey/Arboriculture Report

Surveys and impact assessments will be required on all development where trees are present on or adjacent to the development proposal.
